Tips For Selling Your Home – Staging The Exterior of Your Home

When you’re thinking of selling your home in London, the first thing you should consider is “Impression.”  When it comes to real estate in London, Ontario, first impressions count for everything and the exterior is the first thing every Buyer sees.  So when getting your home ready for the market, the first thing to assess is the home exterior.  If your exterior doesn’t look picture perfect you could lose a lot of potential Buyers.  Start then by going outside and taking a good look at your home.  If it doesn’t look eye catching then start drawing up an investment plan to get it looking as appealing as possible. When done right you can see a return on investment of as much as 7% so it’s well worth putting the effort and money into landscaping your exterior.

Here are some exterior staging tips that can help your home fly off the market:

Lawn and Garden

When you have your house up for sale you’re going to need to keep your lawn mowed and well-cut every week.  If gardening is not one of your strongest skills then hire someone to keep it well maintained.  Remove any ugly shrubs or weeds and make sure the lawn has a crisp edge.  If the ground is uneven in parts add some soil to get it as flat as possible.

Add some extra flowers and get your garden as colourful as possible.  If you still have another year or so before you put your home on the market, plant some seasonal flowers like tulips and daffodils so that your whole garden is fully ready for the Summer buying season.  If you’re selling in Winter or Spring then buy some potted plants and place them around your yard.

House Exterior

Power wash your entire home, sidewalks and, driveway. You can rent one or hire someone to do this.  This will clear all the dust and grime that has built up over the years and get your home ready for a paint job.  Get your driveway blacktopped or if you don’t have the time, get some driveway cleaner and get rid of any oil stains.  A driveway takes up a large part of your exterior so it should look as welcoming as possible.  When showcasing your home, it’s also a good idea to keep your car parked in the garage or on the street so Buyers can see the entire exterior.

If you can afford a repaint of your entire house then do it.  If not, you can get away with just painting the front.  Repair any structural areas such as loose tiles or cracks and replace any gutters or windows that are showing their age.  This will not only improve the aesthetic look but also increase the house's structural integrity which will boost the price.  Have the front door painted or even replaced entirely.  A decorative door can really help draw people in and make the home feel welcoming.

Last of all, add some final accessories such as potted plants, extra lighting, a seasonal wreath and a welcome mat.  You want to guide buyers into your home so make it look as inviting as possible.
